Here is the Truth about Driveway Sealcoating

Driveway sealcoating is a great way to preserve your driveway if you stay on top of it every year or every other year. Now driveway sealer is a little thicker than paint, so if you have potholes, missing asphalt please don't let these contractors tell you it is going to fix it, because it wont and you will only be disappointed. Sealcoating does 1 of 2 things, 1st it makes your driveway look better and most of all hold all small rocks that make up your asphalt driveway stay together. If you stay on top of your driveway you should get anywhere from 18 to 25 years out of it.

Next is cracks, Its ok to fill cracks to make them look good but they are never going to hold. In the winter you are going to get water under your driveway either from the sides of your driveway or cracks. The water is going to freeze and raise the driveway up and down. This will reopen your cracks and the money you just spent is now wasted. We recommend pouring Polymeric sand in cracks, sweep clean then slightly mist the cracks a few times before we come to seal or we can do it for you. Polymeric sand is the same sand they use for brick pavers and stone. They sand turns into a gel like concrete they flexes with the freeze thaw cycle of your driveway.

Now that I have turned 50, and I am seeing what the sealcoat industry is turning into I cant hold my tongue from telling the truth. THE MOST IMPORTANT PART OF SEALCOATING IS WHO YOU HIRE! To properly fill up a 500 gallon sealcoat tank cost around $1,700.00  with sealer and additives and most of us fill up 2 to 3 times a week. This comes out to around $5,000 a week. If a company shows up in a $1,000 truck and a Plastic tote do you really think they are spending $5,000 a week on your material? NO THEY ARE NOT!!! We see it every time we fill up, these guys say give me 250 in water and 250 in sealer and before your check clears these guys are thinking of a new name for next year and it kills me to see how people are doing this to other people.

Here is a quick reference guide what you should be paying for a              driveway sealcoat only done by hand not sprayed.
Of coarse there can be variances if its in bad shape or never been sealed. We just don't want to see people ripped off.
